Old trees east, planted trees west
Miramar stretches twelve miles from the Miami-Dade line at Red Road to US 27 and the Everglades, and the trees change completely along the way. East Miramar, the original town around Miramar Parkway and University Drive, was built in the 1950s and 1960s, and its black olives, ficus, mango and oak trees are now sixty years old on small lots with the house a few feet away. West of I-75, Silver Shores, Sunset Lakes, Sunset Falls, Monarch Lakes, Riviera Isles, Vizcaya and Nautica went up between the mid-1990s and the late 2000s with the same landscape package on every lot, and those planted oaks, mahoganies and palms are now too big for where they were put.
The work is different on each side. East Miramar is rigging big old trees in tight yards and dealing with roots in driveways and sewer laterals. West Miramar is right-sizing, thinning and raising trees that were planted too close to the house, and keeping palms and hedges to the HOA standard. One crew does both, and the permit paperwork is the same city either way.
Tree services we provide in Miramar
- Tree trimming & pruning - sixty-year-old black olives and ficus in east Miramar reduced and deadwooded, and 1990s oaks and mahoganies in the western HOA communities raised off roofs and pool cages.
- Tree removal - takedowns with the city permit and the HOA approval letter handled, including trees between two houses on zero-lot-line lots.
- Stump grinding - stumps ground below grade so the replacement canopy the city requires can go in.
- Palm trimming - queen, royal and foxtail palms cleaned on an HOA-friendly schedule without the over-trimming that weakens them.
- Storm & emergency service - downed trees cleared after storms that come across the Everglades into western Miramar, trees on houses first.
- Lot & land clearing - overgrown lots and hedge lines cleared with protected trees flagged before anything comes down.
Miramar neighborhoods and the trees in them
East Miramar, from Red Road to University Drive, has the oldest trees in the city. Black olives planted as street trees in the 1960s are now sixty feet tall with roots lifting sidewalks and driveways, ficus have grown into the sewer lines, and mango and avocado trees drop fruit on roofs and cars every summer. Many of these trees were topped after Hurricane Wilma and have regrown with weak, multiple leaders that need reduction, not another topping. Century Village and the condo communities nearby have association-managed trees and a steady need for palm cleaning.
Central Miramar around Flamingo Road and Miramar Regional Park is 1970s and 1980s, with larger lots in places like Country Club Ranches where oaks and pines have had room to get big. West of I-75 the city is almost entirely gated HOA communities built from the mid-1990s on. Silver Shores, Sunset Lakes, Monarch Lakes, Riviera Isles, Vizcaya, Nautica and Sunset Falls all came with a builder landscape package, and those live oaks, mahoganies and queen palms are now twenty-five to thirty years old, over the roof and in the pool cage. Early structural pruning is what keeps them from becoming removals.
Tree removal permits in Miramar
Miramar requires a city tree removal permit before a tree is removed or relocated, and the application has to be signed and notarized. For an owner-occupied home in an HOA community, an approval letter from the association goes in with the application, and the city inspects the tree before it grants or denies the removal. The city issues the permit only for cause, such as a tree damaging the structural integrity of the house, interfering with utilities, or being dead or hazardous. The county ordinance underneath protects native trees over 3 inches in diameter, approved removals need one-for-one canopy replacement, and fines for an illegal removal run up to $5,000. The Building, Planning and Zoning Department handles it at (954) 602-4357. We prepare the application, document the reason with photos from our arborist, coordinate the HOA letter, and plan the replacement. Our Broward tree permit guide covers the county rules.
Storm season from Red Road to US 27
Western Miramar sits against the Everglades with nothing to break the wind, and the planted trees on small HOA lots are the first to go over in a storm. The east side has the opposite problem: old, heavy, never-thinned black olives and ficus with shallow roots next to small houses. The prep is the same, thinning so wind passes through the canopy, reducing the weight on long limbs, cleaning palms and removing coconuts and dead fronds, and taking out trees that are already leaning or hollow, and it is done in spring, not in September. After a storm we clear trees off houses and cars first, then driveways and streets, and we cut debris to the lengths the city's contractors will collect.
